TOP TEN REASONS PROJECTS FAIL:


1. Poor scheduling and organization of available superintendents.
ARC respectfully declines bidding projects when our schedule or resources will not allow for a qualified superintendent.

2. Awarding contracts to subs that are not capable of completing the project.
ARC will never award a subcontract to an unqualified low-bid contractor. All plans are sent to qualified bidders and low numbers “off the street” are scrutinized and usually disqualified unless references and experience can be provided. We pride ourselves on building a working relationship with subcontractors and encourage them to travel with us.


3. Intentionally overlooking vague, ambiguous or an incomplete set of plans.
If something doesn’t make sense, we ask the questions during the bid process or prior to being awarded a project. ARC will bring it to someone’s attention or qualify out the discrepancy during the bid process if necessary. We will not try to capitalize on a conflict within the plans and bank on a change order in order to get a project awarded.

4. Not funding the project properly.
We pay our subs on or before their contracted terms, especially when they are performing properly.

5. Procrastination.
We will address this later.

6. Lack of personal responsibility.
If we are responsible for something, we will let you know, good or bad.

7. Failure to Communicate…. Properly…
Our superintendents are equipped with Nextel Phones, fax machines, laptops, e-mail addresses and digital cameras for weekly photos.

8. No sense of urgency.
All of our jobs are pushed from the very beginning; we realize that the first week is for more than a warm up.

9. Failure to recognize challenges early...Avoid the snowball effect.
We recognize and address situations before they become issues. ARC does not fight fires on a daily basis, we strive to prevent them.

10. Get complacent and fall asleep at the wheel…then, not finishing strong.
ARC will maintain the same intensity from beginning to end. A strong clean close out is our top priority. We also treat the store staff like they are all new homeowners.

We realize that there will occasionally be situations out of our control. These are considered opportunities to prove our worth. We expect to learn something new everyday and be sure we do not make the same mistake twice! For this reason, we comprised the top 10 list of reasons for failure, and vowed not to commit them.
PS – ARC will be glad to add any suggestions you have to this list. It is a lot cheaper and less embarrassing when we can learn from someone else’s mistakes.
